The casting slab for an Irving tilt-wall project sits on Dallas County Blackland Prairie clay, which requires moisture-conditioning before concrete placement. We coordinate geotechnical verification of subgrade treatment completion before the casting slab pour is scheduled. That verification protects the casting slab from heave and cracking, which would require costly remediation before panels can be fabricated. Pour timing also accounts for DFW spring hail season and summer heat — both of which affect concrete curing quality on large flatwork pours.

Crane logistics and erection planning
Crane selection, mobilization route, site staging, and erection sequence are planned before the casting slab cures. For airport-adjacent Irving sites, we review FAA Part 77 crane height requirements before finalizing crane selection. I-635 LBJ Freeway corridor sites may have overhead utility conflicts on haul routes that require advance coordination with utility owners and TxDOT. Erection sequence is tied to the panel cure schedule, wind forecasts, and follow-on trade mobilization dates.

Envelope trades and roof package coordination
After panel erection, we coordinate the transition to roof structure, MEP rough-in, dock installation, and exterior envelope completion. Panel joints are sealed and inspected before the building is enclosed. Roof penetrations for skylights, mechanical equipment, and fall protection anchors are confirmed against the structural engineer's panel top chord details. That coordination prevents roof-structure conflicts that are expensive to resolve after erection is complete.

Shell turnover and punch closure
Shell turnover on Irving tilt-wall projects includes inspection of panel joints, envelope transitions, embed locations, and dock openings against the design drawings. We track punch items by panel and area, coordinate final inspection with the City of Irving building department, and prepare shell turnover documentation so the developer can release tenant improvement packages without outstanding structural items that would affect TI permitting.
