Outdoor storage yard projects in Irving follow a civil and site improvement delivery sequence that begins with soil investigation and ends with operational acceptance testing of the pavement, drainage, and security systems. Step
Site assessment and civil engineering coordination
We begin every outdoor storage yard project with a review of the existing soil boring report or by commissioning a new geotechnical investigation if one does not exist. The geotechnical report controls the subgrade stabilization depth, the pavement section thickness, and the drainage system design. We coordinate the geotechnical engineer, the civil engineer, and our own field team in preconstruction to produce a design that matches the actual site conditions and the client's load requirements — not a generic paving spec that will fail within a few seasonal cycles on an Irving clay site.

City of Irving grading and drainage permit submission
Outdoor storage yard development in Irving typically requires a City of Irving grading and drainage permit, a Construction General Permit from TCEQ if the disturbed area exceeds one acre, and potentially a TxDOT driveway permit if the yard access connects to a state highway. We prepare and submit all permit packages simultaneously and use the permit review period to finalize trade procurement and material lead times so construction can begin immediately when permits are issued.

Subgrade stabilization and base course preparation
Subgrade stabilization begins with fine grading the existing soil to the design elevation, then spreading and incorporating lime or cement at the specified application rate. The stabilized subgrade is proofrolled with a loaded tandem truck to identify soft spots, and any areas that fail proofroll are over-excavated and recompacted. After the stabilized subgrade passes density testing, the granular base course is placed and compacted in lifts. Moisture-density testing is performed at each lift to verify compaction before the next lift is placed.
Step
Paving, drainage, and perimeter infrastructure
Concrete or asphalt paving is placed after the base course has passed all density and moisture tests. Concrete joints are saw-cut within 24 hours of placement to control cracking, and joint sealant is installed per the specification after the concrete has cured. Drainage inlets and channels are installed simultaneously with the paving to avoid damaging the finished surface. Perimeter fence and gate installation follows paving completion, with security camera conduit and lighting pole bases set during the paving phase.
Step
Acceptance testing and operational commissioning
Before the client begins storing equipment or staging trailers on the yard, we conduct a final walkthrough to verify drainage function, confirm that gate systems operate correctly, and complete the punch list. We provide the client with the TCEQ CGP closeout documentation, the pavement compaction test reports, and the civil engineer's as-built drainage survey — records that the client's risk management or insurance carrier may require for an industrial yard of this type.
