Our Distribution Center Construction Process
Distribution center construction in Irving follows a structured delivery path from program review through logistics startup. At this scale, the program review and subgrade planning phases are as important as the structural delivery phase — decisions made early about dock count, floor specification, and automation infrastructure are expensive to change once structural design is committed.
Step
Distribution program and automation system review
We start with the owner's or tenant's distribution operations program: throughput volumes, product types, racking system type and height, forklift fleet composition, truck court operations model, and automation system plans. For DFW airport logistics operations, that includes cargo handling workflows and any airport authority access requirements. Automation system review — including conveyor routing, sortation equipment footprints, and charging station locations — happens at this stage so structural and MEP design can accommodate the system from the start.

Site and structural planning on clay subgrade
Site planning at distribution center scale includes large-scale subgrade investigation across the entire building footprint — not just a few test borings in the center of the pad. Blackland Prairie clay plasticity varies across large footprints, and the treatment approach may differ in different areas of the same site. Structural bay spacing is confirmed against the automation system's column-clearance requirements before tilt-wall panel design begins. FAA height constraints are reviewed for airport-adjacent sites before structural height decisions are made.

Shell and dock infrastructure delivery
Shell delivery at distribution center scale requires active management of the tilt-wall erection sequence, roof system installation phasing, and dock infrastructure installation coordination. Dock infrastructure at large distribution centers is often on the critical path — the dock contractor mobilizes on a tight window after tilt-wall erection and before the roof system is complete in the dock area. We manage that sequencing so dock equipment is not held off the critical path by shell trade conflicts.

Automation rough-in and MEP coordination
Distribution center MEP systems at automation-ready scale include high-power electrical distribution for conveyor and sortation systems, conduit infrastructure for control wiring, compressed air distribution for dock equipment, and fire suppression systems designed around high-piled storage occupancy classifications. We coordinate those systems with the automation system integrator's installation timeline so rough-in is complete and inspected before the integrator mobilizes for equipment installation.
Step
Turnover aligned to logistics startup
Distribution center turnover is coordinated with the logistics operator's startup timeline: rack installation schedule, racking permit, automation system commissioning, and first shipment dates. We prepare certificate of occupancy documentation, fire suppression test reports, and floor quality certification in advance so the owner is not waiting on regulatory paperwork while rack contractors are ready to mobilize. For DFW airport logistics users, turnover coordination may also include airport authority access permits.
