Grand Prairie's residential community is majority Hispanic — roughly 65 to 70 percent of the city's population identifies as Hispanic, similar to the demographic profile of central and south Irving. That demographic reality drives Grand Prairie's retail, healthcare, and school construction demand. Grand Prairie ISD, like Irving ISD, is a large majority-Hispanic school district with ongoing capital construction needs. Community health clinics serving uninsured and underinsured Hispanic residents in Grand Prairie generate medical facility construction similar to the FQHC development that drives Irving medical construction. And retail construction along Pioneer Parkway and Beltline Road serves the same working-class Hispanic consumer base that drives retail construction in central Irving.
Foundation conditions in Grand Prairie span a transition between the Blackland Prairie clay that characterizes eastern Grand Prairie near the Irving border and the slightly sandier soils of western Grand Prairie near Arlington.
