Shell delivery is sequenced so dock infrastructure — dock levelers, overhead doors, dock seals — is available for installation as the building enclosure is completed. Truck court paving sections adjacent to dock doors are coordinated with the shell schedule so the truck court is not completed before dock door installation has generated any damage repair. Site lighting, site utilities, and trailer storage yard paving are phased to match the shell completion timeline and occupancy date.

MEP rough-in and warehouse systems coordination
High-bay warehouse MEP is coordinated to minimize conflicts between lighting layout, fire suppression branch lines, HVAC unit positions, and rack storage column layouts. For Irving airport logistics tenants with cargo handling or sortation equipment, we coordinate MEP systems with the equipment vendor's installation requirements. Electrical distribution for dock equipment and any automation systems is confirmed with the tenant's operations team before MEP rough-in begins.

Warehouse turnover includes City of Irving certificate of occupancy inspection, fire suppression test and balance report, high-bay lighting commissioning, and documentation of all warranty and maintenance information for dock equipment and MEP systems. For corporate distribution users serving Las Colinas headquarters tenants, turnover also includes coordination with the corporate facilities team on racking permit documentation and first occupancy logistics planning.
