Our Truck Court Development Process
Truck court and logistics yard projects follow a civil and building interface construction sequence that begins with pavement section design and ends with operational testing of dock equipment and drainage systems. The steps below reflect how we manage that process for Irving and Las Colinas distribution facility clients.
Step
Pavement engineering and civil design coordination
We begin truck court projects by reviewing the geotechnical report to confirm the subgrade bearing capacity and the required stabilization depth for the specific Irving clay conditions at the project site. The geotechnical recommendations, combined with the distribution facility owner's truck traffic volume and axle load data, inform the pavement section specification. The civil engineer translates the pavement section into grading plans, drainage design, and detention basin sizing that meet the City of Irving's post-development stormwater discharge standards.
Step
City of Irving grading, drainage, and building permit submission
Truck court development in Irving typically requires a grading and drainage permit, a TCEQ CGP for sites over one acre of disturbance, and a building permit for the dock door and leveler pit construction. We submit all three permit packages simultaneously and use the review period to finalize trade procurement and material orders. For distribution facilities adjacent to DFW Airport or along SH-114, we also review FAA airspace maps to confirm that proposed lighting poles and structures do not require FAA notification.

Subgrade stabilization and base course preparation
Subgrade stabilization on Irving clay sites begins with fine grading and lime or cement distribution at the geotechnical-specified application rate. After incorporation and initial cure, the stabilized subgrade is proofrolled to identify soft spots and then density-tested per the project specification. Granular base course is placed in compacted lifts after the stabilized subgrade passes acceptance testing. Each base course lift is density-tested before the next lift is placed.

Concrete truck court placement and dock pit construction
Concrete truck court placement begins from the building face to allow the dock leveler pits to be formed integrally with the main slab. Pit dimensions are confirmed with the dock equipment vendor before forming begins. Reinforcement is placed per the structural drawings, and concrete is placed using a screened or laser-screed process to achieve the FF/FL flatness specification. Joints are saw-cut within 24 hours of placement to control cracking. After the concrete has cured to the specified strength, dock door frames and bumpers are installed and dock levelers are set into the completed pits.
Step
Drainage system completion and yard acceptance
Drainage inlets, storm pipe, and detention basin construction are completed after the truck court slab is in place. The civil engineer inspects the drainage system as-built conditions to verify that grades, pipe inverts, and detention volume match the approved design. Yard lighting and security camera conduit systems are energized and tested. We conduct a final walkthrough with the facility owner and the dock equipment vendor to verify that all dock levelers function correctly and that the drainage system handles a simulated rain event without ponding near the dock doors.
