Manufacturer selection and design-assist coordination
Manufacturer selection is evaluated against program requirements, DFW delivery lead times, erector network in the Irving area, and exterior finish options for the specific application. Design-assist coordination with the selected manufacturer confirms column grid, bay spacing, eave height, roof slope, door and window locations, and secondary member layout before anchor bolt drawings are issued. Changes to those parameters after anchor bolts are designed are expensive — we resolve those decisions during design-assist, not during erection.

Foundation and anchor bolt engineering on clay
Foundation engineering for PEMB systems on Irving's Blackland Prairie clay requires coordination between the manufacturer's design-assist engineer and the project's geotechnical engineer. Column base plate reactions from the manufacturer's design control the foundation size, and the clay's bearing capacity and moisture behavior control the foundation depth and subgrade treatment approach. We coordinate both simultaneously rather than treating them as sequential activities, which prevents the schedule delay that results from discovering a foundation conflict after anchor bolts are already in the ground.

PEMB erection and quality inspection
PEMB erection begins with an anchor bolt inspection before the erector mobilizes. Frame erection is sequenced against the manufacturer's erection drawings and inspected at primary frame completion, secondary framing completion, and enclosure completion. For airport-adjacent Irving sites, crane height during PEMB erection is confirmed against FAA Part 77 before crane selection and mobilization. Erection quality issues that are caught at inspection checkpoints are corrected before the next phase begins — not after the building is enclosed and corrections require disassembly.

Envelope and interior rough-in
Roofing, wall panels, insulation, doors, windows, and skylights are installed in sequence with the PEMB erection progress. Interior rough-in — MEP, interior framing, above-ceiling coordination — is mobilized as soon as the building enclosure provides weather protection, rather than waiting for complete enclosure before any interior work begins. That overlap requires active coordination between the PEMB erector and interior rough-in trades, which our superintendent manages as part of the daily field schedule.

Certificate of occupancy and turnover
PEMB occupancy in Irving requires City of Irving building department inspection, manufacturer warranty documentation, roofing warranty registration, and utility system commissioning. We prepare that documentation in advance of the occupancy inspection so the owner is not waiting on paperwork after the building is physically complete.
