Utility distribution routing is confirmed against equipment layout before installation begins. Conduit pathways for equipment controls wiring are stubbed to equipment locations before the floor slab is closed so controls installation does not require saw-cutting finished slab.

Equipment installation interface and controls rough-in
Owner-furnished production equipment installation is coordinated as a parallel scope to building completion. We hold structural connections, utility stub-out locations, and overhead crane runway bolt patterns open until equipment vendor representatives confirm final specifications. Controls rough-in — conduit, junction boxes, power feeds for PLCs and control panels — is completed in coordination with the controls integrator's installation timeline so the building is ready to receive equipment when the vendor mobilizes.

Production-ready startup and turnover
Manufacturing facility turnover extends through utility system commissioning and production startup support. We coordinate City of Irving occupancy inspection, fire suppression test and balance, electrical system certification, and utility system documentation before the owner's startup date. For owners with equipment startup timelines tied to production contracts or customer commitments, that documentation is completed in advance — not assembled after the occupancy inspection.
