Speculative program review and demising wall strategy
For speculative flex industrial programs, we work with the developer to define the demising wall strategy before structural design is committed. That includes confirming minimum and maximum demisable unit sizes, the distribution of dock-height versus grade-level access doors across the building length, utility stub locations for plumbing and electrical at each potential demising point, and mezzanine structural capability for units that may need second-floor office. Those decisions are inexpensive to make in program planning and expensive to change after the shell is permitted.

Multi-tenant TI coordination
First-generation tenant improvements in flex industrial shells are coordinated with leasing activity. As tenants are identified, we coordinate TI scope — restroom finishes, HVAC coverage, partition walls, overhead door additions, and any special plumbing for food production or automotive wash operations — within the shell. TI permitting is managed through the City of Irving building department as separate permits from the shell, which requires active management when multiple tenants are occupying different phases of a multi-tenant building.

Turnover and leasing readiness
Flex industrial shell turnover includes as-built documentation of demising wall options, utility stub locations, dock and grade-level access inventory, and fire suppression zoning. That documentation is provided to the property management team in a format that supports leasing conversations — so prospective tenants can understand what the shell can accommodate for their specific operation without requiring a contractor to walk every prospective tenant through the building.
